April 14, 2025 Board Meeting Minutes

The Board of Commissioners of the Union Housing Authority met on Monday, April 14th 2025, for the regular monthly meeting. Those in attendance were Chairman Bruce Morgan, Alexander Tucker, Vice-Chairman, Commissioner Genelle Alexander, Commissioner Mickey Gist and Resident Commissioner Jill Jeter. Staff present were Allen Whitener and Debbie Maness.

Chairman Morgan called the meeting to order and welcomed those in attendance. He declared a quorum and opened the floor for public comments. Hearing none, he then requested a motion to approve the minutes of last month's meeting. Commissioner Alexander made the motion to approve, which was seconded by Commissioner Gist and unanimously approved by the board. Chairman Morgan then requested to proceed with old business.

In old business, Ms. Maness updated the board regarding the installation of the fencing at 101 Porter and provided new quotes for the installation. The board agreed to hire a local company, Wilson Chain Link Fencing, to complete the job. Ms. Maness then reported that SC Housing has issued the RFP for capital improvement grant funding and emphasized that any improvements that we request in the RFP must be completed by September 30, 2025. All properties, including Lakeside, are eligible for the funding request.

In new business, ED Maness informed the board that the demolition application for the Chambers apartments has been accepted at SACs in Washington and they have 90 days to review and approve. We will be updated via email throughout the process. Following approval, we can issue an RFP for demolition.

The following resolutions were presented for approval:

# 1529 - Approved travel for the board and executive director to attend CCHRCO
Commissioner's Conference April 10-13, 2025, in Myrtle Beach
#1530 - Approved travel for the board, executive director and selected staff to
attend CCHRCO Spring Workshop May 18-10, 2025, in Cherokee, NC

There being no further business, Commissioner Alexander motioned to adjourn the meeting, seconded by Commissioner Gist, and unanimously approved by the board.

Our next meeting will be held on Monday, May 12th , 2025, at 5:00 p.m.
